Our buyer representation agreement provides for a 3% fee. We will request that the seller or listing broker pay the fee through the transaction whenever possible.
If the amount paid by the seller or listing broker is less than the agreed fee, the buyer may be responsible for the difference as stated in the signed buyer representation agreement. Compensation is negotiable.

Investor, builder, and flipper transactions may qualify for reduced listing fees as low as 2%, depending on volume, transaction type, property condition, and business relationship.
The exact fee, services, property eligibility, and project requirements are established in a written agreement. Contact Peter for a custom program.

ALREADY HAVE A BUYER AND SELLER?
For qualifying transactions in which the buyer and seller have already found each other and agreed on the basic business terms, Lekol Realty may provide limited transaction coordination under a written agreement.
A percentage alone can become too small on a lower-priced home, vacant lot, or other modest transaction even though the compliance, documentation, communication, recordkeeping, and closing coordination still require substantial work.
This is not automatic dual representation and is not legal advice. The brokerage relationship, scope of service, conflicts, consent requirements, and fee must be documented before work begins. Some transactions may require separate representation or attorney involvement.
